The open concept design of this home combines living, dining, and cooking into one shared space with room for your whole group to gather. The full kitchen is equipped with stainless steel appliances, a coffee maker, and cookware for meals to be made and enjoyed at home. Casual dining and morning coffee can be shared at the breakfast bar with barstool seating, while more formal meals can flow to the dining table which seats 4. Cozy up in the living room where plush couches face a smart tv, perfect for laid-back movie nights. - The home has an additional bathroom with shower/tub combo.
- 2 unassigned parking spaces are available.
- Washer and dryer in unit.
- This is a walk-up unit requiring the use of stairs.
- The communal pools are open seasonally from Memorial Day to Labor Day.
- Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Grand Welcome nor the property owners are responsible or liable for any refunds due to the event that any amenities are closed for any reason.
- As a thank you for booking your reservation with us here in the Branson area, we wish to include with each reservation, (2) complimentary tickets to your choice of one of the shows at, “The Hughes Brothers Theatre.”
All shows are subject to change, no cash value, theatre controls the schedule.

The property is located in the highly sought-after Pointe Royale, a community offering a list of noteworthy amenities including; an outdoor pool, indoor pool, outdoor dining area, life-size chess board, tennis court, and playground. With the close proximity to the lake, the property is also mere minutes from marinas, boat ramps, and local man-made beach. This means that there’s an endless list of coastal activities to enjoy on and off the water! When you’ve had your fill of fun in the sun, the home is close to an array of attractions including Branson Mountain Adventure (2.4 miles), Titanic Museum (3.8 miles), Aquarium at the Boardwalk (4.3 miles), Silver Dollar City (9.3 miles), and more! Historic Downtown Branson is less than 9 miles away and is dotted with restaurants and specialty stores. It’s common to stumble upon live music, a festival, or other noteworthy events while downtown. This list is just the tip of the iceberg, the activity list in Branson is truly endless!

1. Check-In is 4:00pm and Checkout time is 10:00am.
2. A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.
3. This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.
4. Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.
5. Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.
6. Parties or events of any kind are not allowed.
7. Do not move or rearrange the furniture.
8. Do not exceed the maximum number of cars or occupants.
9. Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the properties.
10. Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.

My family has stayed at Pointe Royale several times, and it is a great place to stay. This is a very nice unit, with two king beds, AND tv\'s in both bedrooms and living area - an absolute must in this day and age, I feel. Beds are super comfy. It is on the top floor, so if steps are an issue, I would not recommend for people that have difficulty. There are two parking places in front of the unit, but many times, there were no spaces available. I would recommend having numbered spaces for guests, to alleviate this problem in the future.

Clean property, well maintained. Location is great. Really enjoyed our stay.
